FHA Loans Explained: Everything You Need to Know

What is an FHA Loan?

FHA loans are mortgages insured by the Federal Housing Administration, designed to help first-time homebuyers and those with less-than-perfect credit achieve homeownership. These government-backed loans offer more flexible qualification requirements than conventional loans.

Key Benefits of FHA Loans

  • Low Down Payment: Just 3.5% down with a 580+ credit score
  • Flexible Credit Requirements: Scores as low as 500 may qualify (with 10% down)
  • Competitive Interest Rates: Often lower than conventional loans
  • Higher Debt-to-Income Ratios: More flexibility for borrowers with existing debt
  • Gift Funds Allowed: Your entire down payment can come from a gift

FHA Loan Requirements

To qualify for an FHA loan, you'll need to meet these basic requirements:

  • Minimum credit score of 500 (580+ for 3.5% down payment)
  • Steady employment history (2 years preferred)
  • Debt-to-income ratio typically below 43%
  • Property must be your primary residence
  • Home must meet FHA property standards

Understanding FHA Mortgage Insurance

FHA loans require mortgage insurance premiums (MIP), which protect the loan against default:

  • Upfront MIP: 1.75% of the loan amount (can be rolled into the loan)
  • Annual MIP: a percentage of the loan amount, paid monthly. The rate depends on your loan amount, term and down payment.

For loans with less than 10% down, MIP is required for the life of the loan. With 10% or more down, MIP can be removed after 11 years.

FHA Loan Limits

FHA loan limits vary by county and are updated annually. Several counties in Maryland, Virginia, DC, and Pennsylvania are designated high-cost, with limits well above the national baseline. Ask your loan officer for the current limit in the county where you are buying.

Is an FHA Loan Right for You?

FHA loans are ideal for:

  • First-time homebuyers with limited savings
  • Buyers with credit scores between 500-700
  • Those recovering from past credit issues
  • Buyers who want to use gift funds for down payment
