What Happens After You Apply: Appraisal, Underwriting, and the Closing Timeline

Submitting a mortgage application is the beginning of a defined process with clear stages. Knowing what happens at each one — and what will be asked of you — makes the weeks between application and keys far less stressful.

Days 1-3: Application and Disclosures

Once your application is complete, you receive your Loan Estimate and initial disclosures within three business days. Review them, sign electronically, and send the documents your loan officer requested. Faster document turnaround at this stage shortens everything that follows.

Weeks 1-2: Processing

A loan processor verifies what you provided — income, assets, employment, and credit — and assembles the file for underwriting. Expect a few follow-up requests; they are normal, not a sign of trouble.

  • Income: Pay stubs, W-2s, and tax returns are matched against your application.
  • Assets: Account statements confirm funds for the down payment and closing costs. Large deposits may need a written explanation of their source.
  • Employment: A verification is obtained from your employer and repeated shortly before closing.

Weeks 1-3: The Appraisal

We order an appraisal from an independent licensed appraiser, who visits the property and prepares a report on its market value and condition. If the value comes in below the purchase price, your loan officer will review the paths forward with you, which may include renegotiating with the seller or increasing your down payment.

Weeks 2-4: Underwriting

An underwriter reviews the complete file against program guidelines and issues a decision. Most approvals are conditional — the loan is approved provided a short list of remaining items is satisfied. Common conditions include an updated pay stub, a letter of explanation, or evidence that an account has been paid off.

Clear to Close

When every condition is met, the file is marked clear to close. You receive a Closing Disclosure at least three business days before closing; compare it against your Loan Estimate and raise any question before the closing date. At closing, you sign the final documents, funds are disbursed, and the home is yours.

How Long It Takes

A typical purchase closes in 30 to 45 days from a complete application. The single biggest factor within your control is how quickly you return requested documents.
